HEATHROW, Fla., Aug. 10 /PRNewswire-FirstCall/ -- Ultimate Franchise
 Systems, Inc. (OTC Bulletin Board:   UFSY) today announced the signing of an
 Obee's Master Development Agreement for the Hawaii, Honolulu, Kalawao, Kauai
 and Maui counties in the state of Hawaii.
     AMMC, LLC has signed a Master Development Agreement to develop 40
 obee's(R) soup-salad-subs restaurants over a seven-year period. Michael
 Chrobak, AMMC's CEO said, "What interested me in Obee's was the fast growth
 they have been able to establish for such a young company, plus the emphasis
 on catering and delivery.  The recent acquisition of Obee's by Ultimate
 Franchise Systems reaffirmed our commitment to the brand."
     Chrobak has lived in California for 25 years; his wife Janice and he have
 been married for 10 years and their family consists of four children.  Chrobak
 states; his hobbies are golfing, launching new business concepts and travel.
 Chrobak has an extensive background in Operations Management and Sales/Sales
 Management.
